2. Instalments in 2 : If you do not have guarantor property management will split your payments into 2. For a 2-installment plan, your payment dates are 24th July 2026 and 24th October 2026. This is open to all residents but is a popular choice with EU or International students.

For 1-bedroom and 2-bedroom apartments at property management, the electric package is £20 per week, so tenants who opt out will receive a £20 weekly deduction instead of £15.

1. Cancellation requests must be received in writing to the relevant site inbox, within 7 days of booking
2. After this 7-day time frame, or in the instance that the tenant has accepted their contract, there is no further ‘cooling off period’, and the refundable holding fee paid upon booking will be retained.
3. The holding fee will also be retained in the instance that a tenant’s booking is cancelled by property management. They can cancel a tenant’s booking in the instance that they do not provide the necessary information for their booking within the required timeframes; or do not make the required payments as outlined in their tenancy agreement. This will always be after the initial cooling off period.
4. If a tenant has accepted their tenancy agreement, all rent payments will remain their legal responsibility, until a new tenant is found for their room, and they have returned all relevant documentation. The guarantor for the booking (if applicable) will also remain liable under these terms.
5. If a tenant has accepted their contract and chooses to cancel their room after 24th April, a £400 early termination fee will apply, in addition to the holding fee being retained. If the tenant has paid their damage deposit, property team will retain some or all of this payment to cover the cancellation costs.

Yes, you can renew your contract every year for the same room for up to three years. With up to 4 weeks free rent if you are on a 48 week contract. If you book the same room, there is no need to move out over the Summer or move your belongings. However, if you book a different room the following year, you would need to move out for the summer and return to the new room.

Their rooms are very popular and sell out fast. If the room you are interested in is sold out, you can sometimes make a ‘waitlist booking’. When waitlist bookings are live they will show in the dropdown menu of the room booking page. If you do not see a waitlist booking option, this means it is not currently available. Using the waitlist system means you get a priority booking – securing a room before it’s re-released on their website. When you make a waitlist booking, they will take all your personal information and your credit/debit card details, but your card will not be charged until a room becomes available. However, the holding deposit (equivalent to one week's rent) will be marked as a “pending” payment by your bank or credit card provider, meaning you cannot use it for other payments. A waitlist booking is processed automatically, so it is helpful if you really don’t want to miss out on a room but can’t keep checking their website for availability. They will then contact you to make other payments, and you can decide how to pay these. If within 30 days there is no room available, your waitlist booking will be automatically cancelled. Please note: There is no guarantee a room will become available, but if it does, you will receive an email confirming your booking and information on the next steps. They also recommend you only make one waitlist booking, choosing your preferred room type.
Their website advertises the “live availability” of rooms. If a room is available, you can book it immediately. But to help, they also offer waitlist bookings on a limited number of sold-out rooms. These only appear when a room is sold out. So if you don't see this option, it's because they still have rooms available. Why go for a waitlist booking?
