Booking Details

COVID-19 Cancellation Policy

1. Flexible start dates. Arrive late, up until 90 days

  • Reserve your room care-free. They have got you covered.
    If you are unable to start your Nido stay due to Covid-19 travel restrictions in the UK or your home country, you will not be charged for your unused room.
    The free late arrival period (max. 90 days) will begin on your contract start date and will continue up until the date the relevant lockdown restrictions have been lifted or your University opens the course on campus.
  • Students affected by Covid-19 restrictions will be able to take advantage of this policy, if you are either:

- not allowed to leave your home country due to your home country government travel restrictions;  

- unable to enter the UK due to UK travel restrictions;  

- have a postponed Semester 1 course start date;  

- or your University switched to 100% e-learning for Semester 



2. Arriving after 90 days? Were here for you.

  • If you are unable to start your Nido stay any later than 90 days following your contract start date, you will not be charged for the first 90 days of your licence agreement. However, the original terms of your licence agreement will resume on the 91st day which means you will need to pay for your stay from that day onwards.
  • We understand this crisis has impacted many of you financially and we remain committed to supporting our students as much as we can during this time. Therefore, if you are affected by the 90+ days policy, you do have the option to find a replacement to take over your licence agreement. For any students facing financial hardship, we are here to listen and we will do everything we can to try and help. Please contact your Nido team, they will carefully review each situation on a case by case basis.



3. No place or visa? Dont Pay!

  • Has your course changed to online learning for semester 1, 2, 3 or maybe even all 3?
  • Has your course been cancelled?
  • Have you not been able to get a visa?
  • Or perhaps didnt get into Uni?

Not to worry, you will not be liable for any charges against your licence fees.

To be eligible for this policy you need to inform us in writing by the 17th August 2020 latest.



4. They match your new course date to your contract start date
If your course is postponed from its official 20/21 start date, we will happily align the start date of your licence agreement with the new start date of your Uni course. All we need is written confirmation from yourself and an official notice from the University. Please note that this date is non-negotiable.



Regular Cancellation Policy

You get 14-days cool off period (Free cancellation period) from the time you book your room to cancel your booking. If you cancel within the 14-days period, you will get a full refund of your deposit.

If you are outside the 14-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent.

If you are making a late application and your Check-in Date occurs before the 14-day period expires, your rights end on your check-in date.

The Landlord may cancel, if you do not provide the required documents before the check-in, or pay the rent. Deposit will not be refunded and you will still be liable to pay any rent due.

Payment Details

The following payment types are accepted: Domestic UK debit, International (non-UK) debit cards, credit cards and American Express.Bank transfers: Bank transfers can take approximately 3 to 5 business days to clear into our bank account, so please check with your bank.When booking a room for the new academic year, you will be required to pay a 300 reservations fee/damage deposit upon making your reservation. You will then have the choice to pay everything up front, in two, three, four, or ten instalments (location dependent).

  • When choosing two instalments: the full accommodation fee for your stay will be divided into two separate amounts, one due 8 weeks prior to the contract start date and the second one in January.
  • When choosing three instalments: the full accommodation fee for your stay will be divided into three separate amounts, one due 8 weeks prior the contract start date, the second one in January and third instalment due in April.
  • When choosing four instalments: the full accommodation fee will be divided as so: 10% due in July, 40% due in September, 40% due in January and the final 10% in April.
  • If your chosen residence offers payment via ten instalments: instalment one includes six weeks, plus nine instalments of 5-week payments. Your contract will include all payment plan dates and details. If the booking is made after 14th July then payment will be due 4 weeks prior to the contract start.

Frequently Asked Questions

What is the contract length?

We offer 44 and 51-week contracts at Property Management. When you are making an online booking, please make sure that you check both the contract length and the cancellation policy before you hit the apply button.


Are kitchen essentials and bedding included in my room?

When you are packing to move into your Property Management residence you will need to pack your own linen, duvet, pillows, towels and kitchen crockery, pans, pots, etc.

Alternatively, you can buy these at Property Management in our online shop you can access it by logging in to your resident portal. Pick your essentials and we will make sure that your room is ready, with everything you ordered, for your arrival. 

For those of you that are a Property Management club resident, linen, bathroom and kitchen packs will be provided.


What documents do I need to check-in?

When you are checking in you will need to show proof of studies from your university, the best way to do that is to bring and show us your acceptance letter.

Prior to check-in, we will also need you to send us a digital passport photo for your key card id and a photocopy of your passport (and visa if required) for identification, you can send them to us electronically as well. Please note that we will also need your signed contract with us prior to check-in. Drop us a line via email or give us a call to confirm when before your check-in date we will need documents from you.


What do I need to pay before I arrive?

Once you've found your perfect room, to secure it with us you only need to pay a 300 refundable deposit.

The remaining fees for your stay are then divided into two installments, the first of which will need to be paid before your arrival.


Will I have the internet in my room?

Of course! Here at Property Management, we offer 100mb wifi throughout all of our residences.

Our new broadband even allows you to upgrade up to 200mb/s and if you're looking for an even speedier and more stable connection you can bring an ethernet cable to connect to the internet in your room as well. Drop your house manager a line if you'd like to know more about internet upgrades!


What are the guest policies?

We do allow day and night guests, however, for your own safety and security, there are a few guest policies in place:

You can have unlimited guests visiting during the day between 8 am and midnight.

For overnight stays, one guest can stay for a maximum of eight consecutive nights throughout the month.

All guests must be 18 years of age or over.

You will have to sign in your guests and they must bring a photo id to gain entry into the building.


Will my room be cleaned?

You are in charge of keeping your room tidy.

Don't worry we know not everyone is a fan of cleaning and we offer a range of room cleaning by a member of our housekeeping staff, packages start from 20. You can choose from standard, premium and check out cleans. When you check-in just drop by the reception and speak to a member of staff to find out more information about our cleaning packages and availability.

If you are in one of the Property Management student ensuite apartments, we provide weekly kitchen cleans free of charge, however, if you need any additional cleaning it will have to be booked as per the above pricing and packages.


Are there any additional services not included in the fee?

Almost everything is included in the rate, there are just a few bits and bobs that may have a charge if you'd like to use additional services:

You can use the fitness centre for free, 24-hours-a-day. All you need to do is to sign a disclaimer that you have learned how to safely use the equipment. Fitness classes are frequently organized but you will need to pay the instructor a small fee for attending a class.

Property Management has a set of vending machines with loads of snacks and drinks but these are at your own cost.

You can pay for your laundry on a pay-per-use basis and you can book room cleans at reception for a set fee. We also have a dry cleaning service on site who offer laundry and dry cleaning services at great student prices.

If you are in need of bedding, towels and kitchen equipment or utensils you can buy them through the Property Management store, which you can access via the resident portal.


Will I have a tv in my room?

TVs are not provided in the rooms, however, you are welcome to bring your own. You'll be able to connect the tv to a centralised cable system and you will need to purchase a tv license for your tv during your stay with Property Management student.


Will I have a phone in my room?

We don't provide phone lines, but if you'd like to to have a phone in your room you can set up it through our internet provider. You will be able to make and receive external calls for 10 per month plus the cost of voice calls.

All you need to do is purchase a voice phone through the internet company and pay for your calls. Or you can simply choose to use 

an internet-based service like skype and set up an account with them.


Do you have laundry facilities and how much does it cost to use them?

We have a laundry room onsite with several washers, dryers and ironing boards which you can use 24/7. 

Prices for a wash and a dry can be found in your welcome book which youll receive on the day of your check-in.


Can I change my room after I move in if I don't like it?

Yes, you can, but we can only offer this if there is still space available and you have a valid reason for changing your room.

Keep in mind that different rooms can be offered at varying prices. The rates are based on a number of things, like the size of the room, location in the building and its availability so it may be that you will have to pay a different rate to occupy another room.

What happens if I lose my key?

When you move in and become a Property Management resident you will receive two keys (one for your room and one for the post-box) and one building access fob/key card. They are your responsibility, but sometimes life happens and things get lost we understand.

If you do lose any of your keys or the fob, let us know right away. To replace your missing keys or fob youll need to pay a fee:

30 for a new room key

15 for a new post-box key

10 for a new access fob/key card.


Is the gym free to use?

A lot of our residences have their own gym and they are there for you to use. Our fitness facilities can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it!


Are there monthly events or planned activities?

We want you to live your best student life with us. Every month we organise the calendar to include plenty of social parties, career events and learning workshops for all residents that means you! Most importantly, these events are created for you to connect with other residents and to help bring networking and learning opportunities to your door.

What happens if my light bulb needs replacing or I need other maintenance help?

Here at Property Management student, we have on-site, five days a week maintenance staff who are also available for emergencies during the weekends.

They will be able to sort out all those pesky plumbing jobs, electrical fixes, and repairs in your room and the communal areas. With one simple request, help is on the way!


Is there extra storage space onsite?

Some of our Property Management student residences, like the west Hampstead building in London, have limited onsite storage space for rent, so you can leave your belongings over summer. 

If you're not sure if there is storage in your building or if you can use it, speak to your front of house team. If there is availability to store your belongings well help you book a spot.
