All rooms here at Purbeck House come with their own private bathroom. Most are arranged in cluster flats, which means you’ll share your kitchen and lounge with flatmates. If you’d rather live independently, ask about one of the small number of studio rooms available.

What bills do I need to pay?

Most bills, including electricity, water, heating and Wi-Fi, are included in your rent. If you choose to watch live or on demand television you will need to pay for a TV license.

Do students have to pay for a TV license?

If you are bringing a Television and planning to watch live or on demand TV, the Television Licensing Authority requires that you buy a license.

Do I need to buy contents insurance for my room?

When you book with them the personal items inside your room are automatically insured against fire, flood, theft and accidental damage by their partners Endsleigh. More information on your cover, including your full policy documents.

Can I share a studio room with someone else?

They have a small number of dual occupancy rooms in some of their properties. However, outside of these rooms, they do not allow more than one person to live in their rooms, nor can they accommodate under 16's living in any of their rooms with a parent or guardian.

Can I extend my tenancy?

Yes, if the same room that you are currently in is available they are happy to extend your stay. Your property team will be happy to arrange this for you.

Can I choose who I live with?

When you book with them, your room will be allocated at random. If you have a preference on who you'll be living with for example same sex flatmates or postgraduate flatmates please Contact and they will see what the options are for you. They will try to meet your preferences where they can, but they can't guarantee this as it is dependent on availability.

Can I book a flat with friends?

Yes, you can book the room with friends.

Is there parking available at my property and how much does it cost?

Some of the properties have parking available which students can reserve on a first come first serve basis. The cost of the parking space is dependent on the property.

What happens if I can't make a payment?

Your installment due dates are outlined in your tenancy agreement and by accepting the terms and conditions of your contract, both customer and guarantor are accepting responsibility for payment on the dates provided. If you are unable to make payment for your rent, please speak to your property team. They will be able to discuss with you your payment options and advise you of any future implications depending on how late the payment will be.

Can I view the property and room before booking?

Looking to view first? They've created virtual tours for most of their properties but if you would like to see the property in person, you can book this online for your chosen property. If you would like to see the property and view the available rooms in person, connect with your amber agent to arrange a viewing.

What should I do if I am going to be arriving late at night or early in the morning?

If you are arriving late at night or early in the morning, simply call them and they’ll arrange for someone to come out and let you in.

What will happen when I arrive?

Their team will be ready and waiting to check you in when you arrive, and give you the keys to your new room. If you have been asked to book a time slot for arrival, please make sure you stick to this. You will receive information on your new home and city and they'll let you know what to do if you need any help or support while settling in.

Can you store my luggage if I have it delivered ahead of my arrival?

They will be preparing your room for your arrival, and will not be able to store any luggage for you before you arrive. LOVESPACE provides storage and packing solutions for all residents at properties without the hassle. You book online, they collect for free, store your stuff and deliver back to any UK address.

Will I get my advance rent back?

If you paid advance rent at the start of your tenancy, they put this towards your first rent installment. It wasn’t a deposit, so they won’t return it to you when you check-out.

Can I check-out before the end of my tenancy?

Yes. You can leave any time before your contract ends, and they will process your check-out early. You’ll need to return your keys and check-out in the Management’s App, or tell a member of staff you’re leaving early. If you do decide to check-out early and surrender your tenancy, you won’t be entitled to any rent refund.

Is cleaning provided?

It’s your responsibility to clean both your room and the shared areas of your flat. Find guidance on keeping your room and flat clean and tidy on the Common Room.

How much does it cost to use the laundry facilities at my property?

The cost to use the laundry facilities in your building may differ slightly. Pricing information will be available once you've checked into your property.

Do you provide bedding or do I need to bring my own?

Bedding is not provided in their properties. You will need to bring your own bedding to use when you arrive. They have partnered with UniKitOut, the UK's leading Student Kit supplier, so whether you need bedding, kitchen, bathroom, or everything - they have something for you. You can buy them online.

How do I collect my key?

You can collect your keys from reception when you arrive. Remember, if you have been asked to do so, make sure you have booked a check-in slot. At your allotted time, just come straight to the main reception with your photo ID and the team will have your keys ready and waiting for you.

Can someone else pick my key up for me?

No. For security reasons, they can only give your room key directly to you.

Can I move in early?

Their standard tenancies have fixed dates and cannot be changed. However, if you are looking to move in earlier it may be possible to book an additional short stay tenancy and you will be charged for any additional nights. Check availability for your property.

I'm going to be late - do I need to let you know?

If you are running late on your arrival day, don’t worry - They will still be able to check you in. As you will have missed your check-in slot you may have to wait to move in later on in the day though, when they can welcome you to the property safely.

Can my family or friends stay for a few nights after dropping me off?

All customers should follow their property’s rules on having guests. Please speak to your property team if you don’t know what these are.

Is there anything I can't bring with me when I move in?

Please leave anything illegal out of your new home. Candles and other hazardous items are not allowed either. Unfortunately you'll need to leave any pets at home too. If you need a guide dog or working dog to assist you, please get in touch to discuss your options. Fridges are another no-no. However, they do make some exceptions, for example if you’ve got a medical reason to have one. You'll need to check this with your property team before you move in.

Are things like pots, pans and cutlery provided in the kitchen?

Can I bring my pet with me?

No, unfortunately, pets are not allowed.

Can I sublet my room to someone else?

No, subletting your room is not allowed. If you do wish to leave your contract early you will need to find a replacement tenant and provide them with their details so that they can release you from your contract and create a new tenancy agreement for them.

How do I accept my tenancy agreement?

Once you have booked your room with them you will receive an email, titled 'Booking Offer Confirmation' and Acceptance. In that email, you will find a link to 'View' your agreement.

Do I need to read the tenancy document?

Yes, it's really important you understand what you're agreeing to. If there's any terms or conditions which are unclear, or if you're still unsure, they recommend you get in touch with them. Once you've accepted your tenancy agreement, you have entered into a contract. If you want to change or cancel your tenancy at a later date, you'll need to check the cancellation policy.

Do I have to pay council tax?

As a full-time student you don’t need to pay council tax, but you may need to let your council know. For more information on how to do this in your city, please speak to your reception team. If you leave university during your Tenancy Agreement period you may then need to pay council tax.

Where can I add or update my payment details?

You'll have the option to add your payment details when making a booking. If you'd like to update your payment details at a later date, you'll need to speak with them directly.

When rooms are released for the next academic year?

Their rooms are released for the next academic year at the start of November each year. You can book at any time, but rooms are allocated on a first-come-first-serve basis.

What currencies can I use to make payments?

If you are making a payment via Visa, Visa Electron, Mastercard or Maestro, payments will be made in GBP (£). If you are a Chinese student making a payment via a UnionPay credit or debit card, payments will be shown in GBP (£) during the payment process.  However, your bank will deduct the amount in CNY or RMB (¥).

Can I pay by bank transfer?

If you are an international customer and unable to pay by Direct Debit or CCRA (reoccurring card payment), it may be possible for you to pay by bank transfer. Please speak to your property team for further information on paying by bank transfer.

Please note that banks may make a deduction on the amount being paid as a transfer fee – if you are paying by bank transfer, you will need to pay enough to cover both the fee and the full rent balance due. What is an instalment schedule, and how many instalments will I have? Your instalment schedule outlines how much, how often and when you need to pay your rent. You choose the number of instalments during the booking process. If you are a student with a permanent UK home address then you will usually have the option of paying in one, three or seven instalments. If your permanent home address is outside the UK then you have the option of paying in one, two or four instalments. The options for all customers in Sheffield and Liverpool are one or three instalments.

I haven't paid rent yet, can I still move in?

When making a booking there is a requirement to pay your advance rent payment prior to checking-in. The advance rent payment is put toward your first rent instalment. It's really important that your rent is paid on time. Your first instalment before moving in covers the first part of your tenancy. If you are unable to make payment for your rent, please speak to your property team.

What should I do if my Direct Debit fails?

When a payment is due, they will send the payment instruction to your bank 10 working days before its due date. At the point of the instruction being sent, they will not be able to supress the automatic payment so they will require more than 10 working days' notice if your payment is not going to be successful.

If they have already attempted to take payment for your instalment or you have notified them with less than 10 working days' notice, please wait 3 working days from theinstalment due date for the automatic payment to fail. You will then be able to make a payment manually here. You will not receive any charges for a failed payment from Property Management but please check with your bank as they may charge you a fee.  

They will not re-attempt to take an automatic payment after it has failed and payment for this instalment will be required to be made manually.

What happens if I can't pay because I haven't received my loan yet?

They work in partnership with over 100 Universities who provide their loans and grants at different times of the year. They always try to align their payment dates with the receipt of student loans but this may not always be possible.

If you have not yet moved in, please bring proof of your student loan dates with you upon arrival. You will still be able to move in and you will not receive any charges for non-payment before your check-in date.

However, They cannot guarantee that further charges will not be applied to your account after your check in date if payment is not received.

What is a charge?

A charge is a payment that they have requested from you. This might be a rent payment, or a charge for damage, a key replacement or parking for example.

I'd like to rebook. Can I rebook the same room next year?

They would love you to stay with them for another year. Speak to your team at reception to see if you can rebook the room you are staying in now.

What if I do not have a UK bank account?

NatWest Payit only works with UK bank accounts. If your bank account is registered outside of the UK, please contact them in order to claim your refund. You will still receive the email from NatWest, though there is no need to interact with it.

What if I don’t want to use Payit?

They recommend that Payit is used as it’s the most secure and quick way to your your refund, however if you don’t wish to use it that’s fine. In this case, please click the sort code and account number option so you manually enter your bank details.Please take care; if you enter these incorrectly and it is still a genuine account, the credit reclaim action is not guaranteed and can take up to 15 days.

I am due a refund from Property Management. How will this be processed?

The way that They process refunds depends on how you’ve paid your rent during your tenancy. If you pay by a Visa or MasterCard credit or debit card, your refund will be automatically processed back to the card that was used for your payment. If you pay by bank transfer or direct debit, we’ll need you to provide your bank details so they can process your refund. To process this refund they use NatWest Payit to make it quick, secure and easy for them to send money straight to your bank account. Payit is provided by NatWest, but the great news is you do not have to be a NatWestcustomer to use it. You can select which bank account you would like the money to be credited to using OpenBanking.

What information will be shared with NatWest?

In order to complete your refund, They will share your name, email address, customer number, phone number and amount to be refunded with NatWest. This information is securely uploaded into the NatWest Payit portal and will not be used for anything other than contacting you about and processing your refund. As this is a NatWest service, they will be the controller of any data you share. If you do not wish to use this service to get your refund, please contact them so they can arrange an alternative method of payment for you.

How long can I book my stay for?

They have rooms available for a variety of lengths, from full year stays, academic year stays, to single semester stays.
They also offer short term stays, and stays over the summer to travel or arrive early.

When can I move in?

You can move in on or after the start date of your tenancy.

Depending on the property you're moving into, you'll be able to use the Get Ready for Unless specified otherwise you must book a check in slot so they know when you would like to arrive. Alternatively, you'll be sent further information on check-in days via email.

What bedding is suitable for a 3/4 sized bed?

A 3/4 sized bed is larger than a single but slightly smaller than a standard double. It's worth checking online for 3/4 sized bedding specifically as many stockists now offer this. Otherwise, They would recommend opting for bedding that fits a small to standard double bed.

I want to move or upgrade my room. Can I do this?

All their show flats, and the images on their website, are representative of a particular room type unless labelled otherwise – however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available they will offer these as an alternative. Please be aware that these requests may incur a charge.

Is there parking provided for checking in?

The parking available at check-in varies from property to property but there is generally limited drop off parking available. For more information, please take a look at the check in information on your property's welcome guide.

How can I get directions to the property?

The easiest way to get directions to your property is to search for the postcode on Google maps and find the directions there. You can find your property's address in your welcome guide.

Where can I find more information on preparing to check-in?

Ahead of your arrival, you'll receive information on your new home and how to prepare for the big move via email. In the meantime, take a look at the Common Room, where you'll find advice from real life students on everything from what to bring and how to prepare, to making friends when you arrive and studying.

What do I need to bring with me to check in?

You just need to bring a valid form of photo ID to prove who you are when you arrive. There’s no need to print off your tenancy agreement or booking confirmation. They can accept a valid passport, driving licence or national ID card as proof of ID.
