Booking Details

COVID-19 Cancellation Policy


If you choose to live with them from September 2020/21 you will not need to pay anything until August and you can be assured that youre protected even if:

Course delayed your course start date is delayed then we will adjust your contract start date

Course cancelled your course is cancelled then we will cancel your booking at your request

Travel Restrictions Government travel restrictions in the UK or your home country prevent you from traveling to the UK. Depending on circumstances we will either delay your contract start date or cancel your booking



Regular Cancellation Policy


One may cancel his/her booking within 7-days of signing their tenancy agreement (provided you have not already moved into your room). If  student cancels within the 7-days period, the booking fee is refunded.


 If students would like to cancel after the 7-days free cancellation period, they are required to find a replacement tenancy to take over their tenancy. If a replacement is not found, then they are liable to abide by the terms of the tenancy agreement and pay the rent as and when due.


If students are able to find a replacement tenant to take over their tenancy agreement, they can be released from the tenancy agreement by paying an admin fee of 150. Any payments made, will then be refunded.


If one does not receive an offer at his/her choice of Higher Education establishment (whether first or insurance choice from UCAS) the  reservation fee will be refunded. All he/she needs to do is send a proof of the UCAS tracker to show that he/she didn't get a place at the Higher Education establishment of your choice.

What is Coronavirus (COVID-19)?

COVID-19 is a new illness that affects the lungs and airways. The most common symptoms include a continuous dry cough, shortness of breath and fever, however some patients may also experience a runny nose, sore throat and aches and pains. What actions should I be taking?

In line with advice from Public Health England, you should be doing the following: -Wash your hands regularly using soap and hot water for at least 20 seconds. This means you should wash your hands every time you enter or re-enter a flat or house. -Think also about when you cough or sneeze. This should be into a tissue which you should bin immediately. if you dont have a tissue cover your mouth and nose with your sleeve. Dont cough or sneeze into your hands. -Use hand sanitizer gel if you can find any but washing hands regularly is just as effective. -Try not to touch your eyes, nose and mouth with unwashed hands. -Try to avoid contact with anyone that may be ill. -Do not share items that come into contact with your mouth. -Avoid social gatherings. Lots of your normal places to go have now been closed. There is a reason for this which is to slow down any potential spread of the virus. Please use that same logic when going to the shops or if you are out and about. -Think about distancing yourself from others. What actions are Property ManagementS taking?

Our key focus is to protect and support students and staff throughout this difficult time. Since the start of the outbreak we have closely followed Government advice and have increased our cleaning in high traffic areas across all properties. We are also encouraging all students to practise social distancing and to only leave their flat when absolutely necessary. Additionally, we have cancelled all gatherings and closed social spaces. Technicians and cleaners are also only entering flats for emergency repairs. Please note that at the time of writing this update there have been no confirmed cases of COVID-19 at any Property ManagementS property.

What are you doing to protect Student Wellbeing?

Due to Government guidelines around social distancing, we are no longer running physical events. However, we are offering an online community and virtual events through our private Facebook groups exclusive for residents. These range from virtual film nights to online quizzes to Tik Tok challenges and more. Our student community is as active as ever and our staff and students are in this together. At Storthes Hall Park in Huddersfield we are also offering a takeaway and delivery service through The Venue, our on-site bar and restaurant. We are also based in beautiful woodland so students can go for a walk and get some fresh air. We would also strongly recommend that you stay in touch with family and friends through social media, text message and Facetime to help you stay connected.

What should I do if I think I have Coronavirus and need to self-isolate?

NHS advice says that if you have either a high temperature or a new, continuous cough, you should self-isolate for seven days. Anyone you live with should also self-isolate, but for 14 days. You do not need to contact NHS 111 and should not visit a GP surgery, hospital or pharmacy. If you are self-isolating, please follow the advice below which are guidelines provided by Public Health England: -Stay in your flat unless told otherwise by health authorities. -If your symptoms get worse, you cant cope with them at home, or they dont get better in seven days, use the NHS 111 online coronavirus service. If you cant get help online, call 111 or, in an emergency, call 999. -Do not go into work, university, lectures or public areas, and dont use public transport or taxis until youre told its safe to do so. -If you have someone bringing supplies or have ordered shopping online, make sure the items are left at reception or outside of your room. -Stay away from friends or flatmates. -Make sure all your rubbish is disposed of properly by tying it up in two plastic bin bags. We would also advise the following: -Keep in regular contact with friends and family by phone. -Avoid using common areas in your accommodation (apart from your shared kitchen). -In the event of a fire alarm, please evacuate the building as you would normally, but where possible, keep at least 2 metres away from other people. -Please be aware that well only carry out maintenance in your flat if its a safety risk to you or others. -Dont forget You should also continue to follow the advice under the subheading What action should I be taking. Do I need to pay my final rent instalment? We understand that this is a difficult and challenging time for everyone but please be assured that we are doing everything we can at this time to ensure that our customers are safe and secure. Our current policy states that students must pay their final rent instalment, however we are constantly reviewing the situation within the University and Private Accommodation sector, and in line with Government advice.

How do I book?

It's easy. Register on this site and follow the application procedure explained on our book now page. 

When is my rent due?

Your rent is split in to four instalments; August, October, January and April and, where possible, coincide with the student loan payment dates. 

Do I need to buy a TV license?

Normal TV Licensing Authority regulations apply to any TV you bring yourself. Please note that the landlord is not held responsible for ensuring you have a TV licence.

Do I need to pay council tax?

If you are a full time student then you will not need to pay council tax.

Can I live with friends?

Yes we would be happy to make you a group booking. There is a facility on your application form to add the names of persons you wish to live in the same flat and/or room with. Your friends also need to have the same names on their application. We recommend that you and your friends return your booking forms at the same time to ensure you are allocated together.

Can I change rooms?

If you move in and do not like the room, then we will, wherever possible, try and move you. This is subject to space being available. A 100 administration charge is applicable.

How do I report a problem?

We have on site maintenance on hand to ensure that the site runs smoothly. 

Can I change my mind?

Before signing the Assured Short Tenancy Agreement you can cancel your booking. Once you have completed and returned your Tenancy Agreement you will be liable for the full term of the contract.

Does the property have an Equality Policy?

The property does not discriminate under any of the Protected Characteristics of the Equality Act 2010 and actively promotes tolerance and understanding for all.

What does my Endsleigh Insurance cover?

The property has arranged some contents insurance for you with Endsleigh, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room, or all risks inside your room. It is important for you to check this cover.
