Booking Details

Cancellation Policy:-

1. Your rights to end the contract (and cancel your online booking)

1.1.1. If you want to end the contract (and cancel your online booking) because of something they have done or have told you they are going to do, see paragraph 2;ther there is anything wrong with it, how they are performing and when you decide to end the contract:

8.1.1. If you want to end the contract (and cancel your online booking) because of something they have done or have told you they are going to do, see paragraph 2;

1.1.2. If you have just changed your mind about the online booking, see paragraph 3. You may be able to get a refund if you are within the cooling-off period (and have not waived your cooling-off rights);

1.1.3. In all other cases (if they are not at fault and there is no right to change your mind), see paragraph 9.

1.2. Ending the contract because of something they have done or are going to do. If you are ending the contract (and cancelling your online booking) for a reason set out at paragraphs 2.1 to 1.2.3 below, the contract will end immediately and they will refund you in full for any holdings fees paid and you may also be entitled to compensation. The reasons are:

1.2.1. they have told you about an upcoming change to the property in respect of which you have placed an online booking or to these terms which you do not agree to;

1.2.2. there is a risk that supply of  services may be significantly delayed because of events outside their control (see paragraph 3);

1.2.3. you have a legal right to end the contract because of something they have done wrong.

1.3. Exercising your right to change your mind (Consumer Contracts Regulations 2013). Pursuant to the Consumer Contracts Regulations 2013, you have a right to cancel this contract (and receive a full refund) within 14 days following acceptance of your online booking and may do so by completing and returning the Model Cancellation Form attached to these terms at Schedule 1. they cannot provide services to you during this period unless you confirm to us when completing your online booking that you agree to us doing so and are aware that, by confirming this, you will lose your right to cancel under the Consumer Contracts Regulations (and by completing your online booking you are confirming to us that you agree to this). If you do not agree to us providing services immediately, they will not be able to mark the property as unavailable to the public or remove it from Site or begin processing your application until the expiry of the 14 day period (and others may complete an online booking in respect of the property during that period).

2. Ending the contract where they are not at fault and there is no right to change your mind.

Even if they are not at fault and you do not have a right to change your mind (see paragraph 1), you can still end your contract with us at any time before you enter into a tenancy agreement, but you will not be entitled to a refund of any part of the holding fee you have paid (which includes the initial holding fee and any balance payment). If you want to end your contract where they are not at fault and you do not have a right to change your mind, just contact us to let us know and they will let you know whether such cancellation is possible and, if it is possible, will let you know any consequences of such cancellation.

2.1    The Initial Holding Deposit is refundable in full in the following circumstances:-

o    The Proposed Landlord withdraws the Property and cancels the reservation OR

o    Where all parties have taken all reasonable steps to enter into a Tenancy Agreement but did not sign the Tenancy Agreement by the deadline for agreement OR

o    Where the Proposed Tenant/s* provided accurate information to the Proposed Landlord or Agent and the Proposed Landlord declines to enter into a Tenancy Agreement prior to the deadline.

In all of the above, the Initial Holding Deposit will be refunded in full to the Proposed Tenant within 7 days of the deadline for agreement, or within 7 days of the Proposed Landlords decision if it is before the deadline for agreement.

2.2    The Proposed Landlord does not have to refund any of the Initial Holding Deposit in the following circumstances:-

o    Where the Proposed Tenant/s* provide false or misleading information that the Proposed Landlord may reasonably believe impacts on their decision whether to offer a Tenancy Agreement to the Proposed Tenant OR

o    Where the Proposed Tenant/s* cancel their reservation prior to the deadline for agreement and the Proposed Landlord and/or Agent have acted in a reasonable manner towards the Proposed Tenant/s* OR

o    Where, prior to paying the Initial Holding Deposit, the Proposed Tenant/s* have confirmed to the Proposed Landlord or their Agent that they have sufficient proof to establish permanent or time limited right to rent in England, and subsequent checks reveal this is not the case OR

o    Where the Proposed Landlord and/or Agent have taken all reasonable steps to enter into a Tenancy Agreement by the deadline for agreement and the Proposed Tenant does not take all reasonable steps to enter into a Tenancy Agreement.

Examples of the parties taking reasonable steps include, but are not limited to, providing sufficient information to collect references, contacting all referees in a timely fashion to allow for responses, performing credit checks, attending an appointment to verify the Proposed Tenants right to rent status, providing the security deposit and rent no later than the deadline for agreement.

How much will I save?

All utility bills (gas, water and electricity), Super fast internet and contents insurance for your belongings are all included. Your monthly cleaning service and grab and go breakfast every weekday is also included in your weekly rent. There's no need to sign up to a gym! We have one on site, open 24/7. And we've got free tea and coffee in the hub so you'll save a fortune on take out coffee and save the planet.

Is there WiFi in the building?

All buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the Residence or in the hub space. You will also have your own individual private & secure personal wireless network. Unlike services at other providers, not only can you connect each of your devices to the internet but you can also enable 10 personal SMART devices to discover and connect to each other. This means that you can share content between your SMART devices in a private and secure way just like you would in a traditional home setting and you can do it safe in the knowledge that nobody else in the building can connect to them.

Is Property secure?

Each Property is covered by CCTV 24/7 and has onsite staff working around the clock. There is also a key fob entry system into each building.

Who is eligible to book with Property?

Any person who will turn 18 within the year they live with us and is a student enrolled with an educational institution can live with at any of our developments across the UK.

Do you allow couples to stay / visit?

They love having couples live in our accommodation and its ideal if you want to share the license fee with someone else. There is a 20% price increase to cover the additional usage of electricity and water, internet and wear and tear to the accommodation and communal spaces. The Advance License Fee remains the same for two people sharing a room.

What should I bring to my new apartment?

While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide:

COMMON AREA : Electronics and corresponding cords/adapters, dcor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc. BEDROOM : Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, dcor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.

Who can live here?

You must be a full-time student, and be 18 years or older to live in the property. You can book with this property whether you have a conditional or unconditional offer. However, please be aware of the cancellation policy prior to booking should your place at university not yet be confirmed.  

Are pets allowed?

No, pets are not permitted in the buildings.  

What are your contract lengths?

Each of the properties offer different contract lengths and room types.  

Can I choose who I live with?

If you are applying to live with friends, please ensure that you enlist the details of friends that you would like to live with in the booking form with us, they will then contact them and make the arrangements for you!  

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing at. If you request to move rooms during your tenancy please note there is a room move admin fee of GBP 50.00, you would also be issued with new documents confirming the details of the room move. A room move would be impacted by the availability at the time of the request and if there is a waiting list for the requested room or flat type.Should your requested room move result in moving to more expensive accommodation then yourself and the Guarantor shall be liable to pay the higher rent from the date the Tenant is given access to the more expensive accommodation.  

Do you provide summer accommodation?

Yes, the summer accommodation of the same provider usually opens around March.  

Do I have to move out in the holidays?

No, your room is yours for the full contract period! You wont have to move out in the holidays, so you wont have to remove your belongings every term.  

How do I book a viewing?

You can book a viewing of any selected property by sending us an email.  

How do I cancel or re-arrange my viewing?

By dropping us an email for the same.  

Can I book a room without a viewing?

Absolutely. However, they would always recommend booking a viewing wherever possible.  

How long does a viewing take?

Usually up to 30 minutes. However, the sales team are always happy to spend as much time as is needed assisting you with your booking.  

What will I be shown on my viewing?

All communal areas and room types requested (dependent upon availability).  

I'm in a different country, how do I view a property?

All the properties of the provider have access to Skype option, so you can view a property from wherever you want. Just drop us an email the date & time that suits you and they would arrange a viewing for you.  

What do I do if I'm a first-year student and I'm still waiting for my exam results?

If you're still waiting for your exam results and you're not sure whether your place at university is confirmed, don't worry! You can still apply. You just need to ensure that if you do not get your place at university, you let us know on your chosen property in writing a maximum of 3 days after the A Level results day, to cancel your booking. You must provide a UCAS letter to verify your change in circumstances. In this instance, you will receive a full refund of your deposit. If you don't let us know within 3 days, your tenancy agreement will remain in place, and you will be liable for the rent on your room for the entire contract period.
