Cancellation Policy

They operate a 72 hour cooling off period up to the 31st July so if your circumstances change you can cancel your booking.

To cancel your booking you need to email the Residents Team within 72 hours of signing your Tenancy Agreement. You will then be refunded your advance rent contribution payment.

From the 1st August the cooling off period is reduced to 24 hours. Once the Cooling Off period has expired, you can cancel your booking if:

- You do not have a visa to enter the UK

-You have not acquired the grades to be offered a place at the chosen university

- You have failed to achieve the grades to continue your study at university

In these circumstances, you can cancel your booking prior to the tenancy start date by providing evidence to the General Manager within 72 hours of being notified. Please send your UCAS notification/ Visa refusal documentation to the General Manager within 72 hours of receiving it.

There are no other circumstances when they will accept a request for a cancellation either before or during the tenancy.

It may be possible with the Landlords agreement to transfer your obligations to someone else who is eligible to live at the property. There is no obligation on their part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant they will need to do some basic checks to confirm their eligibility to take over the tenancy.

Before they will accept a new tenant your account and all obligations need to be up to date and any rent due up to the changeover will need to be paid.

Once the new person has signed the tenancy agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the agreement.

Frequently Asked Questions

When Can I Move In?

A few weeks before arrival, you will be invited to book a move-in slot by your Accommodation Team.  This can be booked via our student portal once we've let you know check-in slots are available.

Can I choose a certain room?

Absolutely! Floors, flats and room numbers are available to select during the online booking process.

Can this book as a group?

Of course! For locations with shared student apartments, group booking can be completed easily online. One member of the group just needs to register and when asked to Create a group booking, give the group a name and log in. Complete everyone's personal details and then pay the booking fee. When done, the rest of the group has 24 hours to register, select Join a group booking and pay their booking fee and thats it your perfect flatshare is secured!

What deposit do I need?

To secure your room you only need to pay the booking fee the amount varies across locations so look at each building individually for details. This becomes your damage deposit in case of any little mishaps while living with us. The booking fee is non-refundable but the good thing is that you'll get it back if nothings owing for damage or outstanding rent at the end of your stay. Deposits are fully secured by the Tenancy Deposit Scheme in England and Wales or the My Deposits scheme in Scotland.

Can I have pets?

Sorry, pets of any shape or size aren't allowed.

Can I order bedding and Kitchen packs?

Yes! You can.

Do I need a TV Licence?

Whether they supply the TV or if you bring your own, or watch it through 4TV or the BBC iPlayer, you'll need to have a valid TV Licence unless they  tell you were covering it.

What is the policy on Guests staying in my room?

We're all grown-ups here, so of course, occasional overnight guests are allowed. Please don't invite someone to stay for more than three consecutive nights though, and always check with your flatmates first that they're ok with extra house guests.

Can I smoke?

Smoking is not allowed in any private and communal areas including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside of the building.

Will my room be inspected?

Your apartment or studio will be fully inspected at least three times during your tenancy. Well keep an eye on cleanliness and hope not to see any damage and missing items. After each inspection, they will tell you if any charges will need to be made to put something right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection, a deduction will be made from your deposit.

How do I collect my post?

Depending on which Property Management location is yours, post may be delivered directly through your door by Royal Mail or collected from on-site post boxes. Fresh accepts larger parcel deliveries at reception, but they  accept no liability for loss or damage.  Do I need to move out over Christmas and Easter holidays?  No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement.

Will get my deposit back?

Your deposit is registered with a Government-approved Tenancy Deposit Scheme. As long as your room is clean and nothing is missing or damaged from your stay, they will aim to get your deposit back to you within 10 working days.

Is visitor parking available?

All our student accommodation is centrally located, close to good public transport links and other facilities, so you should be able to get around easily without a car. A small number of sites have limited parking, available at an additional charge, on a first-come, first-served basis.

Is there a laundry on-site?

Yes, so please don't bring any portable washing machines with you! There are on-site laundries at all of our student accommodation locations at an additional charge.

Can I review the accommodation agreement before booking a room?

Yes, of course! When you start an online booking, or when they invite you to book, you will create your accommodation agreement, which will include your preferred contact details. Only once you have reviewed the agreement will you be asked to complete it.

Do I have to be a student to live at LIV Student?

Yes. As our name says, students are our focus. All residents must be in full or part-time education.

Can I live with my friends?

Yes! Just give us a call, or while you're making your booking let us know the name of your friends and well do what they can to ensure you're all living together. they want to make sure all our residents share a space with like-minded people, so if you are booking as an individual with no special request to live with friends, wherever possible they will allocate a room which is surrounded by residents studying at the same university and in the same year as you.

Do you offer shorter contracts?

they have a limited number of short-term contracts. Give us a call so they can discuss and advise accordingly.

Do you offer rooms for disability?

they operate an EVERYONE IS WELCOME policy and our facilities cater to the needs of all. LIV Students sites are fully accessible and all areas of the site have disabled access and facilities. If you have any medical requirements or disabilities, please give us a call so they can place you in a room and arrange a living plan which suits your needs.

Do I need a guarantor?

they think it is best for you to have a guarantor in place when you are paying rent in instalments, just in case unforeseen circumstances arise which make it difficult for you to keep up with payments. Guarantors need to be residents in the same country as the Lomax Halls Student accommodation. they do, however, have a payment plan where a guarantor is not required, or you can choose to appoint Housing Hand as a guarantor during your booking. But its best to give us a call to get a full understanding of guarantors and payments. We've got a team ready to answer your questions. If you choose to pay your rent in full, then you do not need a guarantor.
