<p>Unless the tenancy has already started the Tenant may cancel their Tenancy Agreement (by giving the Landlord written notice of cancellation) at any time during the 14 days (the Initial Cancellation Period) after completing the booking process up until the 1st of August.</p> <p>After the 1st of August before the start of the relevant academic year, the 14-day cooling-off period becomes 7 days. If the Tenant cancels the Tenancy Agreement in these circumstances the Landlord will make no charge and will return the deposit in full to the Tenant. If the tenancy has started the Tenant has no right to cancel the Tenancy Agreement. If the Tenancy has started or if the Initial Cancellation Period has already passed and the Tenant asks to be moved to a different room, the Tenant has no right to cancel the tenancy agreement for the replacement room.</p>
Covid-19 Policy
<p><strong>COVID-19 &nbsp;Policy</strong></p> <p><br></p> <p>The tenant will be released from the Agreement where:</p> <ul> <li>Until 7th of October, the Tenant won't&nbsp;be able to arrive in the UK due to closed borders at his origin or changes to his course at University</li> <li>Where Tenant fails to obtain a UK Visa before the start date of the tenancy</li> <li>The Tenant should notify us about those circumstances within 72 hours of receiving official confirmation</li> </ul>
Replacement Tenant Found
<p>If the Tenant wishes to cancel their Tenancy Agreement after the Initial Cancellation Period, or after the tenancy has started, the Tenant will be liable for the Rent and any applicable Fees for the full Tenancy Period or, if shorter, for the period until a replacement tenant takes over responsibility for payment (replacement tenant is to have paid both deposit and rent payment before termination of tenancy is confirmed). If a replacement tenant is found, the Tenant will be liable for the Landlord's reasonable costs of dealing with the changeover, payable within 14 days of invoice or by using the Deposit. On the commencement of the new tenancy, the Landlord will release the Tenant from their Tenancy Agreement.</p>

Can I choose who I live with ?

Where you are not booking in a group, we understand flat mates will be really important to your experience so when you book as a individual, we will ask you some questions to help us to match you with the perfect flatmates.

Do I have to pay a holding deposit?

There is a GBP 150 holding deposit or less. When your tenancy starts, the holding deposit will convert into a refundable damage deposit. All deposits are registered with My Deposit Scheme which is a government accredited Tenancy Deposit Protection Scheme provider. This will be returned after you vacate the room minus any damages.

Do I need a guarantor?

You only need to provide a UK- based guarantor if you wish to pay your rent in instalments. Any student who does not have a UK guarantor will be required to pay the full years rent upon application.

How can I make a payment?

You can pay via Recurring Card, Direct Debit or Bank Transfer. Cash and Cheques are not accepted.

Do I have to pay council tax?

If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide us with your council tax exemption certificate which your university will be able to arrange.

Are bills included?

All utility bills are included (gas, water and electricity) broadband with WI-FI and contents insurance for your belongings are all included.

Am I permitted to select any particular date to move in and move-out dates?

It is expected that the move-in and move-out dates will match-up with the annual school timetable. However, it is best that you consult with our reservation specialist for adequate information.

Is it possible to apply to stay for summer or move in early?

The entire accommodation deal is designated for a stipulated period of time. Therefore, you have unrestrained access to your accommodation for the entire time. This simply implies that you can always remain in the accommodation during festivities and on vacations. It is also permissible to make reservations for more coverage during the summer period if you choose to reside then too. You can always consult it your reservation specialist for additional information.

What is the reason for some rooms having a price range?

Even though some rooms have the same arrangement, size, and design, the price range may vary owing to the positioning of the room in the property. Can I have pets?

No pets are permitted under the term of the tenancy agreement. 

Can I live with my friends?

Yes. Where possible we will try to put you with your friends. When applying for your accommodation you should let us know your preferences including the names of your friends.  We will contact you to confirm your request.

Can I cancel my contract once I have signed it?

Please be aware that once you have signed your contract to stay with us, unless due to exceptional circumstances, you will be tied into the contract and expected to cover the cost of your room unless you are able to source an alternative resident to take over your contract. If you have concerns that you might not be able to stay with us (due to VISA issues, etc.), please speak to your Accommodation Manager at the earliest opportunity.

When can I move in?

Please either speak to the Accommodation Manager or check your contract for more details on your move-in date. We sometimes get requests to see if people can move in early, we will try and do our best to accommodate any requests where possible, but please be aware this isn't always possible due to previous residents moving out. Please call your accommodation directly to check the availability.

Will my room be cleaned?

Your accommodation is cleaned for your arrival. Once you have moved in you will be responsible for cleaning your room and any shared areas within an apartment.

What do I need to bring with me?

Your room is furnished but you will need to bring the essentials such as: Bed linen (duvet, pillows and sheets) Kitchen utensils, including saucepans, plates, cutlery and glasses. Towels Toiletries Clothes Laptop and chargers. 

Will my room be checked?

We will undertake full room (and communal areas where applicable) inspections at least three times during your tenancy period. We will check for cleanliness, damage and for missing items. 

What kind of students will be living here?

What happens if there is a problem with the heating or other services?

Contact the management team in the building and they will arrange for maintenance to attend and fix the problem.
