1. If you are paying your rent in instalments, you are required to provide a UK-based guarantor to secure and complete your booking. The following criteria must be met in full for a UK guarantor to be accepted:

  • Be at least 21 years old
  • Be a resident in the UK for a minimum of one year
  • Be a homeowner, or in full-time employment
  • Be a Guarantor Service, such as Housing Hand, etc.

2. If you do not have a UK guarantor, you must pay your rent in one instalment at the start of your tenancy agreement.

3. Alternatively, they can also recommend a third-party company that can source a UK guarantor on your behalf.

Cooling Off Period

Cooling-off period before 1st August: Unless you have already collected the keys to the accommodation, you may cancel your booking by contacting the property team by e-mail at any time during the 7 days after they send you an e-mail confirming your booking is complete (the 7 Day Cooling-Off Period). If you do that, the property team will make no charge and they will return any Advance Rent you have already paid to them within 7 working days to you.


Cooling-off period including after 1st August: Unless you have already collected the key(s) to the accommodation, you may cancel your booking by contacting the property team by e-mail at any time up to 24 hours after they send you an e-mail confirming your booking is complete. If you do that, the property team will make no charge and they will return any Advance Rent you have already paid to them within 7 working days to you.

No Visa No Pay

If you are required and fail to obtain a UK Visa before the start date of your tenancy, the property team will cancel your Tenancy Agreement and refund any Advance Rent payments made by you to them within four weeks provided you supply them with the following within 72 hours of you receiving official confirmation that your visa was declined:

1.  Written confirmation from you that you wish to cancel your reservation;

2.  Supporting official evidence to show that the UK Visa was declined

No Place No Pay

Should you fail to gain the required qualifications and are not accepted into University, you may cancel your Tenancy Agreement and the property team will refund any Advance Rent payments within four weeks so long as you provide the following information within 72 hours of your exam results being published:

1. Written confirmation from you that you wish to cancel your Tenancy Agreement due to having failed to obtain the required grades for your first choice University.

2. Supporting evidence from the University or UCAS.

Replacement Tenant Accepted

You will remain liable for the full contractual rent, unless and until a suitable (in the property team's sole opinion) replacement tenant is found by you for your accommodation. If a suitable replacement tenant is found, subject to the property team entering into a new agreement with such proposed tenant, you will be released from the contractual obligations set out in the Tenancy Agreement and any overpaid rent money will be refunded to you, less an amount equal to £50 as a cancellation and administrative fee.


In the event of you sourcing a replacement tenant before your tenancy start date, subject to a successful tenancy take over, you are no longer liable for any administration fees or future contractual obligations set out in the Tenancy Agreement.

Extenuating Circumstances

1. If you are no longer able to attend University and/or live away from home due to extenuating circumstances, such as ill-health or family issues, please contact the property in order to discuss the matter.

2. They may require you to provide them with proof of such circumstances prior to agreeing to terminate the Tenancy Agreement.

3. You are liable to ensure all rent payments are up to date until any release from tenancy date is agreed and a cancellation and administration charge of £50 may apply  for a variation of tenancy.

4. In the event a cancellation of booking under this policy is denied, you would be responsible for sourcing a placement tenant.

Other cancellation policies

Failure to collect your key(s) within timeframe: If you enter into the Tenancy Agreement, and you then fail to collect your key within 28 days of the Tenancy Start Date, the property team reserves the right to:

1. Cancel your booking and terminate the Tenancy Agreement and

2. Re-let your room.


In these circumstances any rent paid by you (including any Advance Rent) will not be refunded to cover any losses incurred by the property team for empty unlet rooms. This provision takes precedence over any other provision set out in the Tenancy Agreement.


Provision of incomplete, false or misleading information: including a failure to complete your application, provide guarantor details or supporting documentation in good time or other reasons set out in the Tenancy Agreement.

What communal spaces are there to enjoy?

While it’s great to retreat to the comfort of your private studio, it’s also really important to them that you have lots of comfortable spaces to enjoy with friends. They offer a variety of great communal spaces where you can relax and get to know your neighbours and make new friends.

Are overnight guests allowed to stay?

Overnight guests are permitted at the property. They ask that you respect their rule of welcoming guests for no more than three consecutive days. Please note that you are responsible for any guests, including liability for any charges as a result of damages to the building caused by your guest.

Can I swap/change my room?

Prior to signing your tenancy agreement, it may be possible to change the room you have selected, if a different room is available.

After you have signed your tenancy agreement, if you wish to change room and a room is available, it may be possible, however as you are making changes to your signed tenancy agreement, it would fall under the cancellation policy/tenancy transfer.  Please note there will also be an admin and cleaning fee associated with the room move.

What if I have a disability or special requirements?

Property’s top priority is making sure you have a comfortable and safe stay with them – please share any medical information or disabilities with them on your booking application. They have a selection of accessible rooms available, so please ensure you request this room type (DDA) and let them know of any further requirements so they can ensure your studio is suitable.

Can I have a dual occupancy tenancy?

A dual occupancy is one tenancy for two people, living in one studio. This means that two occupants are sharing one studio and splitting the cost of the rent.

This is an option on the majority of their studios – look out for the dual occupancy logo. From September 2023, there is an additional charge for a room with dual occupants; this is to cover the cost of the increased services used within the building during your stay.

When is my booking secure?

Once you have signed the Assured Shorthold Tenancy Agreement your booking is secure with Management.

Please note: If you are paying by instalments and require a guarantor, they must also sign the Guarantor Agreement to secure and complete the booking before it is secure.

How do I book an arrival time?

So they can prepare for your arrival and help you move in to your new studio as soon as possible, it’s important that you let them know your desired date and time of arrival.

This can be done via your portal two weeks before your tenancy begins with them. There will also be a link in your arrival email which you will receive closer to the time of your tenancy begin date.

ARRIVING DURING CHECK IN WEEKEND 0900-1700 Saturday of Check In 

When you arrive please make your way to the reception and a member of their team will check you in.

ARRIVING AFTER CHECK IN WEEKEND –  DURING OFFICE HOURS 0900-1700 Monday to Friday 

When you arrive please dial 0 on the front door key pad and this will ring through to the reception/office mobile.  A member of their team will assist you and check you in.

ARRIVING AFTER CHECK IN WEEKEND AND OUTSIDE OF OFICE HOURS 1700-0900 Monday to Friday and all day Saturday – Sunday

When you arrive please dial 0 on the front door key pad, this will ring through to Security/Student Warden who is on duty.  They will come down and meet you, check you in and hand over keys.

On the next working day, please make your way to their reception to meet with the site team so that they can provide you with a fire drill update and provide further information on the building etc.

What should I bring with me to check-in and pickup my studio key?

Provided you have completed all of the steps outlined in the ‘What do I need to do to prepare for moving in?’ tab above, all you need to bring with you to collect your new studio key is:

A copy of the first page of your tenancy agreement

Photo ID (e.g., a passport or driving license)

Can I check into my studio outside of management office hours (09:00 - 17:00)?

Yes, of course. they understand that you might need to check in at any time of the day – that’s why they have 24/7 service over the check-in period. However, it is essential that you notify them of your arrival if you plan to arrive outside of these hours. Please refer to the ‘How do I book and arrival time?’ tab above for further information.

PLEASE NOTE: The check-in process is slightly different for arrivals outside of management Hours 09:00-17:00, including weekends EXCEPT for check-in weekend.

Do you supply items such as pans, bedding and cutlery?

Although they don’t directly supply these items in your studio, they have a great deal on packs with UniKitOut. The packs include the majority of items you could want to move in with a 10% discount, including induction pans that you will need for your new management studio. Having lived in three different accommodations in Sheffield, this is hands down the best. If you're looking for studio accommodation in Sheffield for a reasonable price, I strongly recommend Nurtur House. From kind and responsive staff, clean and nice facilities, many social events (currently typing this in the free party they're hosting with free pizza, live DJ and free drinks!) and most importantly, a very nice room. The one thing I hated about my last accommodation was the bad water pressure in the shower, and I'm glad to say that nurture house has a freaking waterfall as a shower. It's so good :)
