Booking Details

Cancellation Policy:-


You can cancel your application up to 14 days after the date your booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September, the Initial Cancellation Period reduces to 7 days. As confirmed in your agreement, they will refund the full security deposit.

Please note, 20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks under these circumstances.

If you cancel your booking after those 14 days, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students and they are able to re-let the room. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of 50 for the variation of the contract.


Covid-19 Special Tenancy Procedures for 2020-21 Academic Year Bookings 

Tenancy Agreement 

The tenancy agreement is a legal contract between the tenant and Homes for Students. The tenancy agreement is for a fixed term and the student (and guarantor) are liable for the full term of that agreement unless and until express written release is granted. 

The usual Termination of Student Tenancy Policy applies for all cancellation requests that are not EXPLICITLY related to the COVID-19 (Corona virus) outbreak. 

Initial Cancellation Period A student can cancel a tenancy agreement for up to 14 days after the date the booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. they will refund the full security deposit. 20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks. 

Outside the Initial Cancellation Period If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies: 


COVID-19 Special Cancellation Policy (2020-21 Academic Year) 

Outside Initial Cancellation Period You may cancel outside of the Initial Cancellation Period in the following circumstances: 

20-21 Course which is reliant on IELTS/Pre-sessional course If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the students country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement. 

The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and they will release the student from the 20-21 contract without penalty and refund the deposit paid. 

Travel Ban If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force. 

There must be a specific government ban in place at the start date of the students course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date. 


Covid-19 Special Tenancy Procedures for 2020-21 Academic Year bookings 2020

20-21 Flexible Start *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later. 

The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly. 

If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay. 

Termination by Choice A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let they will refund the deposit, less any appropriate charges and a deduction of 50 for the administration of the variation of the tenancy agreement.

Rent Payments: 

If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.

If you dont have a valid UK Guarantor, you are required to pay the full rent in August, 14 days prior to your contract start date.

Please note you must have paid the rent due by the time you arrive to check in.

Other instalment options may be available, however admin fees may apply.

Frequently Asked Questions

Can I live at this property?

You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer. However, please be aware of our cancellation policy prior to booking should your place at university not yet be confirmed.

Are pets allowed?

No pets of any kind are permitted at this property, except registered assistance dogs.

What can I bring?

You can bring most of your belongings but some electricals aren't suitable for properties. Non uk compliant electricals such as rice cookers are not suitable for use with uk power outlets and this can cause fire risks.

Can I choose who I live with?

If you are applying to live with friends, please ensure that you follow create application link online, list the friends that you would like to live with and they will then contact them and make the arrangements for you!

Can I choose my room?

If you follow the book now process you can select the room of your choice or you can make special requests within the create application route which they will do  best to accommodate, however all requests and subject to availability and conditions.

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online.
Should your new room be more expensive, then you and your guarantor shall be liable for the higher rent from the date you are given access to it.

Do you provide summer accommodation?

Yes, summer bookings usually open around march. Keep a look out for pricing and information or contact the property team.

Do I have to move out in the holidays?

Your room is yours for the full contract period and you dont need to move out during academic breaks.

Can I move in before my contract?

Yes you can but it depends on availability. Kindly contact us for the details.

Does my rental price include insurance?

Contents insurance is included at some homes for students properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and homes for students is not liable for the loss or damage of your personal belongings and room contents.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying council tax. You must provide us with your council tax exemption certificate which your university will be able to arrange.
If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student id number.

What is the process for dealing with complaints?

Stage 1 - where possible please make your complaint in person at reception or by telephone.  staff on site will attempt to investigate and deal with the matter immediately. If you are unhappy with the solutions or explanations given you can escalate your complaint to stage 2 by letter or email to site within 10 working days. Stage 2 - your complaint must be in writing.  staff will pass your communication to a senior member of staff within homes for students, who will investigate further and provide a written response within 10 working days where possible. You must state why you think your complaint has not been treated fairly or correctly. Stage 3 - your complaint must be in writing. In the event that you still feel your complaint has not been treated fairly or correctly you can write to the complaints panel within homes for students at: head of operations, homes for students, building 3, clock tower park, longmoor lane, fazakerley, liverpool, l10 1ld. The panel will normally notify you of their decision within 10 working days. You must state why you think your complaint has not been treated fairly or correctly to this point. Stage 4 - homes for students is a member of the accreditation network uk (anuk). Recycling Recycling is one of the best ways for you to have a positive impact on the world in which they live. Recycling is important to both the natural environment and us. they must act fast as the amount of waste they create is increasing all the time.
Homes for students want to do bit to protect the world, and were sure you want to do your bit too, so to make being eco-friendly easy for you weve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.
You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.
Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.
Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.
