Students are eligible for a full refund if cancelled within this cooling-off period.</p> <p>2. <strong>Cancellation:</strong>&nbsp;No refund will be provided. Any reasons for cancellation will be considered invalid, unless cooling-off period conditions are met or no visa no pay conditions are met.</p> <p><br></p> <p><strong>25-26 AY (Non-Leased)</strong></p> <p><br></p> <p>To secure your Room prior to 31st July, you must do the following within 3 days of receipt of the Tenancy Agreement (these 3 days is known as the "Decision Making Period"):</p> <p>1. Pay your Holding Fee (which will be deducted from your first instalment of Rent if your booking is not cancelled).</p> <p>2. <p><strong>24-25 AY (Leased)</strong></p> <p><br></p> <p>If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.</p> <p>On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.</p> <p><br></p> <p><strong>Visa Refusal :2 Weeks Prior to Check-in:</strong>&nbsp;If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.</p> <p><strong>Visa Refusal - 0-2 Weeks Prior to Check-in:</strong>&nbsp;If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.</p> <p><strong>After Contract Start Date and Collecting Keys:&nbsp;</strong>No refund will be made.</p> <p><strong>After Contract Start Date and Not Collecting Keys:</strong>&nbsp;The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.</p> <p><br></p> <p><strong>25-26 AY (Non-Leased)</strong></p> <p><br></p> <p>To request to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet the following criteria:</p> <p><br></p> <p><strong>Your application for a visa has been declined.</strong> Please note that this does not include situations where your visa has been granted and subsequently withdrawn.</p> <p><br></p> <p>If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).</p> <p><br></p> <p><strong>Please note: </strong>The relevant visa rejection documents must be provided to the property <strong>within 48 hours </strong>of receiving the same.</p>

<p><strong>24-25 AY (Leased)</strong></p> <p><br></p> <p>If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.</p> <p>To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:</p> <p><br></p> <p>1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or</p> <p>2. A copy of the proof of acceptance of your new university by UCAS adjustment.</p> <p><br></p> <p>These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.</p> <p><br></p> <p><strong>CAS Refusal - 2 Weeks Prior to Check-in:</strong>&nbsp;If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.</p> <p><br></p> <p><strong>25-26 AY (Non-Leased)</strong></p> <p><br></p> <p>To request to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet the following criteria:</p> <p><br></p> <p><strong>You have failed to obtain your grades to study at university and as such do not have student status.</strong></p> <p>If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).</p> <p><br></p> <p><strong>Please note: </strong>The relevant university rejection documents must be provided to the property <strong>within 48 hours </strong>of receiving the same.</p>
Replacement Tenant Accepted
<p><strong>24-25 AY (Leased)</strong></p> <p><br></p> <p>A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.</p> <p><br></p> <p>The replacement terms are mentioned as follows:</p> <p>1. 100 GBP charged as a processing fee for replacements.</p> <p>2. Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and &nbsp;till the cooling-off period has passed.</p> <p>3. Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.</p> <p>4. The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded back to the original tenant.</p> <p><br></p> <p><strong>25-26 AY (Non-Leased)</strong></p> <p><br></p> <p>If you need to cancel your booking outside of the Decision-Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement after accepting your Tenancy Agreement and having paid your first instalment of Rent but cannot meet the Cancellation Criteria <strong>(no visa no pay, no place no pay, cancellation during the decision making period)</strong> you will remain liable in full for the Rent for the full term of the Tenancy Agreement. This is unless a suitable replacement tenant can be found by you, acceptance of which will be at the property's sole discretion. Please note that they will not agree to a replacement tenant unless all outstanding accounts with them are settled.</p> <p><br></p> <p>After the Tenancy Start Date as set out in the Tenancy Agreement, requests for room moves or for them to accept a replacement tenant to take over your tenancy will be managed based on availability and at their sole discretion. An Administration Fee of <strong>GBP 50</strong> will be payable in each instance if agreed to by them and you will be responsible for cleaning the room in accordance with the terms of the Tenancy Agreement.</p> <p><br></p> <p>Requests for replacement tenants received after 1 June within the Tenancy Period will not be accepted.</p>

What’s included in the price?

All your utility bills – water, electric, gas, internet, gym and use of all the social spaces – are included in the price. There are no hidden charges, what you see on your contract is what you pay (besides any damage to the room or fines you incur).

Am I allowed to have guests to stay?

You are welcome to have guests through the daytime, and an overnight guest for a reasonable amount of nights. You'll need to get permission from management for an extended period. They will need to provide a form of ID to check in through your resident portal, and you will be responsible for them throughout their stay. Please note, you will also need written consent from management if your overnight guest is under 18 years of age.

How secure is the accommodation?

They have CCTV in and around each property, an electronic key entry system for the main entrance, common areas, each flat and bedroom. There is also staff on site 24 hours a day, 7 days a week.

Will I need to pay council tax?

In the UK, students are exempt from paying council tax – you won’t need to pay this, but if the council do mistakenly bill you, you will need to provide details to prove that you are in full time education.

Do I need a tv licence?

If you bring your own TV, or want to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), you will need to apply and pay for a TV License. This also includes TV's provided by the management.

What if something in my flat breaks?

If you’re having any problems with your room, a shared living space, or one of the communal areas, you have two options. You can log the issue using the resident portal, providing details so their maintenance team can get this sorted for you as soon as possible. Alternatively, you can come down to your reception and talk to a member of staff so they can log it on your behalf.

Can I have pets?

Unfortunately, you are not allowed to keep any pets in your room or any shared living spaces.

What happens if I don’t get on with my new flat mates?

They want your university experience to be as positive as possible – if you are having any issues with flat mates, please let them know. They will do their best to help resolve any problems you might be having.

Can I receive post and parcels?

Each flat has its own lockable mailbox located in the lobby - your room keycard will also give you access to this. If any larger packages, or anything that requires a signature arrives for you, they’ll hold onto it and let you know via text or email so you can come and collect it. For security reasons, you will need to provide photo ID and give a signature to confirm collection. Post will not be given out to other residents on your behalf without written authorisation

Can I live with my friends?

We are more than happy to accommodate groups as well as individuals. Let us know who you’re planning to live with, and we’ll do our best to accommodate you in the same flat.

Is there an age limit for booking accommodation with the management?

As a minimum age requirement, property residents need to have be or have turned 18 during their tenancy with them. This is due to the legally binding tenancy agreement that each resident is required to sign before arrival. They have no upper age limits on their accommodation, so long as the resident is in full time education for the duration of their stay.

What appliances and furniture are included in my room?

All rooms come with a bed, desk and chair. Extras such as kettles, toasters and lamps are not provided.

Management is amazing. They keep up with maintenance and cleaning, they organize little events every week or every other week and sometimes provide drinks and snacks. A great place to live, the rooms are 90% soundproof for optimum privacy and living on the higher floors gives you such a great view (I can see the edge of the peak district from my room!).
